Work Schedule: Monday – Friday 8:30 a.m. to 6:00 p.m. Extended hours, as necessary.
Reporting Relationship: Executive Vice President & CFO
Primary Accountabilities:
The Facilities Manager impacts the facilities maintenance and appearance and the safety and security of the organization’s assets, staff and visitors. Maintains and repairs buildings, grounds, vehicles, equipment and machinery in all organizational service areas. Directly responsible for the safety programs of the organization and compliance with applicable regulations. Monitors expenditures of the department within operating budget.
Major Duties:
- Oversee appropriate staffing to support Topeka facility access during normal operating hours from 6:30am to 6:00pm Monday through Friday. Provide for on-call support outside these hours.
- Assists with appropriate staffing of maintenance services in residential homes during normal operating hours and on-call support for emergency services outside these hours.
- Oversee operation and maintenance of the mechanical, electrical, safety and communication systems assuring proper functioning and planned preventive maintenance. Maintain a preventative maintenance schedule for agency vehicles.
- Direct any construction or maintenance projects to ensure timely, cost-effective and efficient completion. Supervise any outside contractors engaged to provide services.
- Responsible for the cleanliness, sanitation and orderliness of the organization. Ensure safety and sanitation regulations are maintained. Maintain pest control program. Performs janitorial duties which include, but are not limited to dusting, mopping and buffing floors, vacuuming and cleaning the carpets, cleaning and sanitizing bathroom floors & fixtures, cleaning accidents throughout the facility both human and mechanical.
- Maintain pool operations and equipment to include daily pool chemical monitoring and charting, as scheduled. Mop the locker rooms and pool deck and vacuum the pool floor, as needed.
- Directly support Dialogue Coffee locations including but not limited to communications, cleaning, building/equipment repair and maintenance, security, safety, custodial supply, receiving.
- Move and assemble office furniture and assist with requests for assembly or repair of program equipment.
- Responsible for the maintenance and appearance of grounds and care of lawns, trees, shrubbery and flowers. Shovels snow from walks, driveways, or parking lots and spreads salt in those areas.
- Assure all maintenance equipment is maintained in a safe operating condition.
- Coordinate with current security provider regarding building security.
- Monitor exterior lighting systems for adequate security. Make sure that parking lots are safe (i.e. vandalism or snow removal) and that areas being cleaned are well marked (i.e. signs of wet floors).
- Maintain the Hazard Communication Program (HCP) to monitor products and communicate appropriate use.
- Provide direction to persons supported engaged in maintenance activities, in coordination with Adult Services Director.
- Make emergency decisions in respect to failure of plant utilities or other delegated responsibilities.
- Facilitates internal and external communication regarding facilities and safety issues.
- Conduct Safety Committee meetings on a scheduled basis. Develop, communicate, and maintain comprehensive safety/security plans for all locations. Conduct monthly safety moments at staff meetings.
- Operates vehicles and powered equipment, such as mowers, vehicles, snow blowers, chain saws, table saws, and lawn care equipment.
- Mechanical duties which consist of automobile, wheelchair, plumbing, electrical, heating and air conditioning repairs.
- Perform all other duties as required.
Qualifications:
- High school diploma or equivalent or vocational/technical training school certificate.
- Minimum five (5) years experience in maintenance, installations, construction and maintenance of equipment, utilities and buildings required.
- Ability to read and interpret blueprints and technical specifications.
- Must have a valid Kansas driver’s license.
- Pass a drug screen and background checks per agency procedures.
- Physical condition to safely lift eighty (80) pounds, to operate power equipment, and to work at heights utilizing ladders, scaffolding and power lifts.
Physical Demands:
- Regularly required to speak and hear.
- Regularly required to sit, stand, walk, reach and use hands.
- Ability to read computer screens for an extended period of time.
- Able to lift up to eighty (80) pounds.
- Work in adverse weather conditions such as extreme heat or bitter cold.
- Bend, stoop, kneel, crawl and walk frequently.
- Be able to work from six-foot ladder and scissor lift extensions up to twenty (20) feet.
- Be able to work in confined spaces.
Work Environment:
- Maintenance will be exposed to a combination of residential and office environments. Regular exposure to dust, odors and noise common. May be exposed to body waste and odors. Regular exposure to persons with disabilities who may be aggressive. Appropriate Personal Protective Equipment is provided (i.e., safety glasses and protective gloves).
